Newton Hall Farm cottage is situated on our working dairy farm; idyllic if you like mooing, chirping and twit twoos (resident barn owl opposite). The space is quiet and private with a wealth of space and south-facing views. The farm is your neighbour and you are in the countryside with all that goes with it. 

The space

You will first see the front garden pictured above, adjacent to the driveway. Around the back, you will find a lockable outbuilding (ideal for bike storage), and an enclosed garden and patio. The large green space looks over rolling fields, perfect for dogs and children to play. The luxury hot tub; patio furniture; sun-loungers; BBQ and chiminea make it a cosy and sociable outside space. 

Inside, there’s a spacious lounge with a large L-shaped sofa, and a wood burner for cosy nights playing board games and watching TV. 

The family-sized kitchen and dining room has everything you need. The area is set up for families with a high chair, travel cot (which can be pre-arranged), stair gate and plastic tableware. Some guests have used this space as a working-from-home workstation, finding the peaceful nature of the cottage conducive to productivity. 

Upstairs, bedroom 3 has a bunk bed (2 ft 6 inches width, not suitable for a larger adult guest). The top bunk has a memory foam mattress, and the bottom one is sprung. There is some hanging space, under-bed storage, and a small set of drawers - enough for children. 

Bedroom 2, has a lovely double bed facing a small digital TV equipped with a Google Chrome adapter for streaming. There is a built in closet and bedside table for storage. 

In the master bedroom you will find a king-sized bed between two bedside cabinets, a roving wardrobe, dressing table, and bedroom chair - perfect for reading a book on a quiet evening. 

The cottage is warm and snug in the winter, with oil fired central heating, and plenty of hot water. There is an electric shower over the bath with vintage hand shower taps. 

The cottage has been described as a quirky and ideal place to decompress and recharge. Although rural, the cottage is well-connected for day-tripping with easy road connections: 15-20 minutes in the car to Lytham St Annes, Blackpool and and under an hour to the Lake District National Park. Country walking areas like Nicky Nook, Beacon Fell, Longridge Fells, Brock Bottoms, Samlesbury Bottoms are all up to 30 minutes away.

Guest access:

The full cottage; including the hot tub, garden and drive is for your use only. Parking at the front of the property if not allowed, as it is required for farm access. Please park in the driveway provided. Free Wi-Fi is available for unlimited use.

Other things to note:

A reminder, that the working dairy farm is your neighbour, so expect some background mooing and tractor noises here and there. But, rest assured the property is mostly a quiet retreat.

Dogs must be agreed beforehand, as we judge this on a case-by-case basis. Please note, that we accept a maximum of 2 dogs, and we do not accommodate puppies.
